Overview
This project involved the complete end-of-life replacement of key HVAC infrastructure at a major hotel and commercial facility in Norwest. The goal was to renew ageing equipment with high-efficiency plant while integrating modern control systems to enhance performance and reduce operational risk.
Scope of Works
Voyager Services was contracted to deliver the full mechanical replacement of:
2 × air-cooled chillers
3 × chilled water pumps (CHWP)
2 × heating water pumps (HTWP)
1 × gas-fired condensing boiler
All associated valves, pipework (copper and stainless steel), electrical cabling, and control systems
Additional key inclusions:
Full integration into the existing BMS, with upgraded graphical interface
Installation of new automatic control systems
Final testing and commissioning of all mechanical systems
Detailed Deliverables
Decommissioning & Removal:
Two existing chillers
Three chilled water pumps
One gas boiler
Two heating water pumps
Installation & Construction:
New chillers, boiler, and associated pumps
New pipework to match site layout and copper/stainless-steel systems
Overflashing of all roof/external penetrations
Design and supply of vibration isolators and seismic restraints
All electrical wiring, control cabling, and revised plant connection
BMS graphical upgrade to include new systems
Project Approach
Voyager worked closely with stakeholders to offer multiple value-engineered options, focusing on upfront cost savings without compromising on system reliability. Mechanical systems were carefully selected based on the hotel’s usage profile, plantroom access, and footprint limitations. Project stages were tightly managed to ensure minimal disruption to ongoing hotel operations.

Overview
Voyager Services was engaged to replace two ageing rooftop packaged air conditioning systems at a well-used community sports club in Birrong. This upgrade required mechanical and structural adjustments, with a focus on energy performance and minimal disruption to site operations.
Scope of Works
The project involved the replacement of:
AC3 – Temperzone OPA705 (70kW) Rooftop packaged unit
AC5 – Temperzone OPA970 (100kW) Rooftop packaged unit
All works included full mechanical and electrical decommissioning, rooftop structural modifications, and recommissioning of the new units.
Detailed Deliverables
Preparation of all WHS documentation and site inductions
Isolation of services (electrical and mechanical)
Safe removal of all connected ductwork and infrastructure
Dismantling and crane-lift removal of old rooftop units
Modifications to steel base structure to suit new equipment
Hoisting and placement of new packaged systems
Installation of new duct transitions, drainage, and control services
Electrical reconnection and operational testing
Project Approach
